But not necessary to have this inspection with you're dealing with a condo as the AOAO is responsible for termite treatment.

I also feel that an LLC may not be the ideal form of ownership if you wish to shelter your non-CA income from CA taxes unless you elect to have the tax treatment as a corporation and not as a partneship.

Any doctor who can legally prescribe treatment may do so.Usually, a doctor won't prescribe anything outside of their scope of treatment, but depression or anxiety are pretty common and even a family practitioner can go there!

You could 1031 Exchange into a property and hold it as rental, investment or business use property for a couple of years (ish) and then change you intent and move into it later, but if your original initial intent is/was to use it as your primary residence it would not qualify for 1031 Exchange treatment.
