With 4 units you are maximizing what your deposit/loan gets you, if one unit is empty then you still have 3 generating cash, etc.Once you start looking at 5+ units, they are now classified as commercial real estate so financing changes and so does insurance.  30 year fixed with 25-30% down and low fixed rates are no longer an option, you have to get a commercial loan, which from what I have seen means a higher interest rate and shorter term (20 year max I think).

For starters, many A-class cities have apartments that have negative cashflows but can be classified as good/stable investments (for folks who simply need to park cash).Like others said, whether it is a good idea is dependent yourself as a whole.

Even with obese people now being classified as disabled, wouldn't that mean you could still require them to "modify" your unit to, for instance, a bariatric toilet, and then modify it back to normal, or be able to hold them responsible for any damage they do to the regular toilet or plumbing if caused by their weight?

Your tenant with heart issues might be able to find a doctor to classify him as "disabled" or "handicapped".

You start looking at the classifieds to see what you can get for the same rent you're paying, and gauging how high the rents might go, and can you afford to move, etc.In other words, these guys are already spring-loaded to move, if necessary.Now imagine you get a letter from the new owner saying you need to re-apply for the rental you've been living in problem-free for however long.
