They do need to produce a high quality experience for their members.With  non-profit, like NWREIA in Portland, OR, all the dues, which really are quite minimal, go right back into the membership.

.- Unit mix is important - having most or all 1 bedroom units limits the customer base and increases turnover.- Real estate is forgiving - as long as you keep vacancy down and don't let deferred maintenance pile up, the properties will do OK.

Legally removing some or all of the tenants not only creates vacancies, which are very expensive, but just as bad is the ill will, and that will cross pollinate to other residents.
