We do have a loading dock and a ware house and that makes a big difference.A last months we got 20 washers, 20 dryers, 25 fridges, 18 dishwashers, 22 microwave / hood vents, 10 hot water heaters, and 12 ranges.

She does that because she hadn't experience the right market.Every once in a while we go to the warehouse market and buy crap in huge quantities we will never use. it's full of oversized carts pushing their way threw a maze of isles stuffed full of people

They have foam insulation on the back, so the walls are room temperature to touch, and not cold like tile.

Been managing rentals all my life...mom owned 26 units.I've owned commercial since 1999 - an easy warehouse with my brother as the only tenant.Been doing residential rentals since 2008. 16 units so far.Getting into pre-foreclosure/flip/wholesale/etc. now.Professionally, I'm a video producer/media/hologram developer, though since I can't find maintenance people as good as me (which is sad)...
