@Mitch Messer and @Tom S.I think the reason they're talking to me and entertaining the low down payment and low interest rate is because I used their original asking price. 

I brought them the numbers this weekend and because my dad was adamant about the neighborhood being D at best, there was NO CHANCE IN HELL he was entertaining the idea of renting in out.

I've rented to several travel nurses, and they all seem to care more about proximity to restaurants, grocery stores, entertainment then they do hospitals.

Entertaining all my options including not buying.

I have several clients doing this in Cape Coral- its a done for you package with financing through the builder and he includes everything... pool, outdoor entertainment, etc.

If you look at single family, they will have a private pool, a converted garage (game room) and themed out bedrooms to attract people wanting to keep the kids entertained and wanting more of an experience.

There's a lot of aging neighborhoods out here, and a lot of these new retail and entertainment venues are being built in close proximity to these neighborhoods.

Side note- if you create at least 20% equity, you should entertain the idea of a BRRRR.
