They have finished demos, built walls, installed two complete baths, ETC, ETC in the last 4 days.

What has been a recent reassurance for me is my demo-guy just told me he just got contracted for 3 different properties, with the same build as this one, and they’re doing the exact same thing I’m doing.

The house will get new bathroom finishes, and new carpet and fixtures throughout...Majority of the work is being subbed out, I will do minor demo and carpentry items.All-in-all, should be a nice remodel and good finished product for the homebuyer who gets the property and at a reasonable price for the neighborhood and school district.

I had code violation and inspector on my tail for an illegal 2nd unit that i purchased this way. the fines added up so i got a demo permit to buy more time. 

I am a new investor and working on my first flip. 1st day of demo and we found old wood floors throughout 80% of the house. living room, dining room and hallway each have about a 3' x 3' cut out of the wood that was replaced with sub flooring.

The best part is if it doesn't last forever, it's a floating system and is easily demoed.

As in having a tool in hand doing 50+% of the work themselves and hiring out a few trades (plumbing, HVAC, carpet, painting, basic demo help).I should also note I do not like my job and plan to leave in the next year.
