We pay cleaners, we pay VAs, we pay a property coordinator to answer calls at 3AM.

I usually present them with a basket of things I want them to use at move in, like assorted felt pads for furniture, a shower squeegee and a clear shower liner and rings if there's no built-in shower door, glass cooktop cleaner or stainless steel cleaner, a pet-safe home perimeter pest spray, and an extra mesh kitchen drain strainer so they have no excuses for a clogged kitchen drain. 

This is not a Morris invest situation where literally hundreds and hundreds of investors got taken to the cleaners and ended up with houses that were never even rehabbed.. etc.. but if you this lady above you would get that impression.There is a reason people move from PM to PM  happens in every market just follow the threads.. they are so common they are right up there with Hey I am new in real estate I am going to wholesale.the next common is my PM sucks who do you recommend .. then the PM's come on here and have to defend themselves. 

Also if it’s a honeymoon or anniversary we’ll let our cleaners know and they’ll shape two towels like swans kissing on the bed.

If you have 1 or 20 you need to have a great support staff and dependable cleaners and need to automate as much as possible so that you are not tied up with running the business.

The days of just getting cleaners and counting on them going in and taking care of everything may be past.

Cleaner and simpler than allowing subletting.

The cleaner it is, the cleaner they will keep it and the easier it is to identify anything beyond ordinary wear-and-tear. 

Now I will say I had that lock on my rental but I switched it out to a remote lock cg 7i WiFi lock it’s great that it gives you alerts when people check in and cleaners open door etc but it has been giving me issues lately and thinking about switching back to the kaba lock.
