good lease: what should be included?

I include a list of standard charges for things not cleaned and items commonly broken/abused by the tenants and have them sign off on it (i.e. drywall repair, holes in carpet, broken doors/locks, broken window screens, oven/tub not cleaned).

Use the cheap stuff if you the landlord does not cover power.The cheap appliances will take abuse and will not depreciate as much as the high end stuff.

Keep in mind this is the same message that you will see when someone is using a CPN instead of their SSN.When someone has abused their own credit and is not interested in fixing it they will acquire a CPN ( credit privacy number )Calling it a CPN is kind of silly since the vast majority of them are criminals finding unissued SSN's and using them as their own.To give a very brief and simple explanation of how this works:Loser with fried SSN and ****** credit history decides they want a CPN so they can use that on applications and credit related things instead of their own ruined legit SSN.They contact any of the thousand "CPN credit repair" companies who issue them a CPN for a fee.

Not to get into the no debt max debt debate to me its math and a personal bias or comfort level.however if your buying low value assets like many on BP buy in the C D class stuff for 20 to 50k a door then I like those in cash for sure.. and at your savings rate you could amass a pretty nice nest egg in 10 years with Zero debt I like that a lot.If your going for A and B class assets with not so much risk to tenant use and abuse and failure then I think you could maybe split the baby down the middle and take on some debt as its real cheap now and nothing says you have to have max debt.But one things is certain paid for real estate is very common with the very wealthy much more than what is talked about on BP..
