I'm not sure what that means.Thanks again,Steven  Overlays are the banks extra layers and restrictions they add on so no overlays means they not only sell direct to fannie but they dont handicap fannie/freddie's guidelines.Overlays reduces their risk exposure plus overlays is also liquidity because some other buyers of certain quality of fannie/freddie sellable debt like to buy it as well.

I'll add one more example.I get a great deal on a property and secure it for 60% ARV.  2 years later there is a melt down and that property has dropped 50% in value and now I'm in the hole 10%, if I buy a 2nd property at this point (all things being equal) I only need a 25% gain to be back to where I was on an equity basis.IMO this concept makes sense if you are a buy and hold investor in acquisition mode.

I dug in the the issue and found out that the agent did not place a vacancy sign on the property, also did not post any online ads, I was the one who placed an add on Apartment.com and found that he schedules all shows on a Sat regardless when the prospect tenant wants to view.
