Deal is time sensitive.

I would be passive as much as possible and then a string of problems make me sensitive to all that is happening.  4 evictions in 3 years is pretty high and in some cases clearly due to poor tenant selection.  

I'd make sure I had enough teeth in paperwork to where you couldn't do it.

The forum is sensitive to those folks and understandably so many of the times.  

You will need to implement a time sensitive task list for maintenance to assure all inspection work is completed so you do not loose any rents for non compliant units.  

My lender just threw that in my teeth Friday, after 3 months negotiation and already 1 week late on the closing, after they increased interest rate 3 times in 3 weeks...

He took our personal and confidential information including drivers licenses, social security numbers, bank statements and other sensitive information we gave him to prove we were worthy to fund HIS deals and he purposely and maliciously violated the signed confidentiality agreement by putting it all on the dark internet.

You need a new saw blade every 30 cuts or so - it'll start cutting really slow, and then you notice a smooth spot where the teeth are completely gone. 

Worth noting that Brandon cut his teeth in your side of the pond...but if I'm correct that was almost 15 years ago ha.  

But I also have a 2 mil spec i am doing 20 miles north in Lake Oswego.. it was almost like pulling teeth to get those same subs to drive up and help me with that one..
