Most direct mail teachers I've studied say a minimum of 6 touches up to 11 are needed to be effective.

Pace clearly loves what he does and is one of the better teachers and authorities on real estate.

I want hardworking solid people that are financially capable of paying rent and are completely content to continue doing so......medical/nursing, public workers, teachers, etc.     

The paystubs show that the applicant is not salaried like claimed on the application, but a substitute teacher who clearly gets paid by the actual days worked and I inform the agent of such, and because she get variable pay I will need a W2 for her.Then she claims the other adult makes enough income on his own and his W2 is in the dropbox.

Then the teacher, experienced member, face of the group will present it to investors as a deal they stamp their name and reputation on.
