The emergency fund I highly recommend right now is the one that gets you out of high after an ice storm!

RE is no different than insurance or boat building or auto repair or running an ice cream shop or anything else in business.

But the house has been unoccupied for 4-5 years, is infested with mold, has a lot of structural damage from water and ice due to multiple roof leaks, and the septic system hasn't been used since the previous owner passed way.The property generates a lot of interest... from first time home buyers attracted to the lower price-point.

So you might see someone say that they have gotten good results split testing the same letter but sent it in a cream colored invitation style envelope with a real hand written address (like actually hired a human to do it) in royal blue ink.  

I see I'm getting a reputation as the cop on the beat, but it's not like I can't sell ice cubes to an Eskimo, I'd put a fly in the ice cube and sell the fly, not the ice!

Only Oregon and my Oregon one is on ice ( you can do that indefinitely in Oregon as long as you take CE each year).. and not 5 days later I got a letter from the regulators in NV. asking me to describe what I was doing and letting me know that a license was required..

I did a lot of research and there doesn't appear to be a course on this specific topic so I am reaching out to the cream of the crop investors who know their direct mail marketing.

I broke the ice negotiating with buyers on this deal. 

The much needed housing that is planned for the development will be the icing on the cake imo.
