It appears you did not allocate enough for expenses in your pro forma.  

Tenants can enter their own work orders on the portal and we can respond to them and allocate costs easily.

@Josh Smith - Unless you want to allocate every expense, you could take the simplified option.

@Francisco Alzuru  You can free up your Fannie Mae allocation by refinancing into a portfolio loan at a higher interest rate, but why would you do that? 

You can also work backwards by thinking about the lifespan of the various items and budget this way (ex. furnace + flooring will need to be replaced within 5 years, find out the costs and divide it over 5 years to get a monthly amount you need to allocate).

I recommend allocating some time to meet those folks via meetups or forums like this and maybe create a Joint Venture that could either loan or invest in a deal on its own or in someone else's deal.
