Its a constant battle, even in Tahoe where we have a vacation rental but needed a permit to do so and collect and pay tourist tax as well.  

Pick your battles carefully.A tenant that consistently pays rent on time is a good thing even if they complain. 

If your at the end of a long battle then you may be in trouble.

I'm letting them have this battle, its not worth my time or energy to fight this over a few hundred bucks.

@Jonathan Twombly,It is always an uphill battle to collect once you are sued but if the LLC has proprieties in it; they can get what is in the LLC and sue you personal and get what you have, but it is up to the judge to make that decision.

Is this a battle you want to fight for $240 a year or would you rather “do the right thing” and move on and look for your next deal that’ll bring you much more than $240 a year.

I won an insurance battle with AARP The Hartford by doing this. 

I am a kilz fan for hiding dark shades, but the oil based I avoid unless battling something nasty, so try lower VOC).. 

We all say the wrong things when are upset; so whatever you have said, move on and consider the eviction an end to those emotional and unpleasant battles.
