I'm looking to have about 80 linear feet of asbestos covered pipe removed (yes the entire pipe), bagged, proper landfill disposed and permitted.

Make sure that it's enough to cover the changes and enough to put them back to neutral colors/choices should you have to market the property anyway if they fall through as a buyer.I would structure the contract that you keep this non refundable earnest money whether or not the deal closes. 2 out of 10 mortgage applications get approved these days (something like that) and I would not get stuck holding the bag on any customizations.

I started a gut renovation in Feb, and slept in a sleeping bag on the jobsite and showered at the gym. 

I have a seller insisting that the only way he will sell is with a physical bag of cash ($40k or more) under the table so that he does not have to report that income (in Florida).

Our title company holds the mortgage balance above $90k that the Seller would need to pay at closing in escrow - just in case they change their mind and leave us holding the bag we wanted to make sure those funds were available!

The cops knocked on the door they opened it and then they start taking whatever they can in trash bags and they just walked down the street and then I immediately changed out the lock's and assessed the situation...

Now a lot of guests expect all of the conveniences and scalability of a hotel in their STR, while simultaneously expecting the personalized and custom support of an STR.I've been staying in STRs since the 90's and back then you had to bag your trash and take it with you in your car when you left.
