Some other pros would be weather, globally sought after, growing infrastructure across the state to accomodate high speed rail, space industry, we have several major airports, growing tech/medical industries as well as the ever growing theme park monsters that help to bring in about 70 million people a year here, we stay pretty purple with politics and very alternative lifestyle friendly, schools overall aren't great, but we do have some very good ones including prep schools/acadamy's. landlord friendly and so much more too!

I could see Wilmington NC as a good fit in terms of COC numbers because of the modest entry point, outside of beach adjacent neighborhoods.

@Gabriela Rezende definitely looking at Gilpin, but was trying to avoid being directly in/adjacent to Black Hawk / Central City.

Areas around the airport seem to be less desirable.Property taxes (city of Memphis vs Shelby county) may also be a consideration. 

So the problem is typically a half bath/powder room is adjacent to the living/dining room for access by guest.

We have had issues with people illegally dumping in our parking lots and adjacent grassy areas.

Class A areas adjacent to Class F areas makes it difficult to understand the quality of the area you are buying into.

.- About 15 minutes to Salem and about hour from Portland Airport.- There is a shop and community lake, but those would be off limits.- There are also a couple pet goats in a fenced area haha
