-You definitely need savings for reserves no matter what - if you spend everything you have to put 20% down you might get stronger cash flow, but you will have exhausted any reserves you have for vacancy, repairs, capex, etc.

If they don't.... well if you read any of my other things on PM I speak of my philosophy of management called an "Iron Fist in a Velvet Glove", the soft approach doesn't work, than it's all Iron Fist, and I mean that in the most tyrannical ruler means possible, the only measure I have stronger than that is when I call up the lawyer which we refer to as "The Hand of God" because thats the level of destruction she can bring down.

I think MI has done a wonderful job identifying that and moving up to assets that perform over time because of starting price points.. your just in better areas better schools stronger tenants etc.

There you tend to have a great tenant base and stronger rents and more chance for equity upside over time.If the property location itself is a C,D,F location even if the property is in decent shape generally long term not much value there.
