These investments still have to compete with securities and other investments and I don’t see how the reward justifies the risk for these projects if you have to sign your whole life away in the event the banks ruin the economy again.

But I've seen cash tenants ruin a property just the same, so I think if you do adequate screening and let the tenants know your expectations with the property, it should be a good experience. 

If the agent isn't covered you can still sue them too, and probably ruin them!

The risk with bad tenants ruin your house is also less.

If the tenant causes a flood, I don't care if their personal property gets ruined.
