Even with great W2 income and credit, banks just weren't lending much then, especially investment properties.If you do find someone to seller finance the DP, you might have to have the funds first, close, and then execute the seller finance to "reimburse" the DP to you.

Depending on the lender and the loan you may start paying on that interest when you get the draw reimbursement or you may be paying on it from closing even though you don't yet have it in hand.
