Can I pad background and credit check costs thus compensating me for my time and effort?

If 100% POH the expense ratio is 50% at the least, typically 60% (0.4) which accounts for a manager if the park is 50+ pads.  

Make sure you don't have a dead mouse in the unit somewhere....could take it outside and power wash it and bleach it....could try a couple bags of charcoal....use the coal for a barbeque if it doesnt work.

Get a good thick pad so it feels soft.

You have to remove/throw away the carpet and padding.

Set the jacks on a pre-poured concrete pad.

it's a stretch,  I'd personally fine them late fee 3 times and they will all learn how to click that mouse button really fast. 

I do not have a day or night job but I wanna learn so I am going to be setting by my pad to listen and see Brandon tell me how.  

There's the insurance adjuster and then quotes for drywall demo, flooring demo, possible mold remediation, drywall replacement and mud, possible electrical involvement, priming and painting, carpet and pad.  

The house doesn't have a garage or carport, just a concrete pad in the back.
