As someone who has worked in corporate marketing, as a high school teacher, for an overseas nonprofit, and now for the federal government in vastly different career fields, I know firsthand how difficult it is to constantly reinvent yourself every few years in wildly different career fields.

I am definitely leaning towards month to month agreements and will do more research to see how to incorporate ETFs.

The 70% rule incorporates several assumptions.  

I thought having access to the MLS and vacant houses as a Realtor, and not paying closing costs would be beneficial, and I could incorporate what I learn in sales into the investment side of real estate.  

I invest entirely out of state, which has been profitable, but want to incorporate our personal residence into our longer term financial plans.

Because the real estate consumer has changed.As you read through industry publications, supply/demand reports, and prognostications from segment industry insiders the one caviot many are reporting is the changing dynamic of today's consumer as their habits relate to real estate.The bulk of renters today are composed of Millenials who have a desire to live a fluid lifestyle where movement and change is easier to incorporate into their lives due in large part because of their frequency in changing jobs.

Some companies incorporate both the tax code updates and support into the annual fee, and those are more likely to change.There should not be other costs, but you need to be careful in your shopping.  

If say I pay and incorporate my llc this month and register to do business in Georgia and/or Florida this month will I have to pay the annual fee for these states before April?
