She had no savings or budget. 7 months later and she is finally starting to change her ways for the better.I will be honest, I am allowing them to be in the LLC as my mother and sister have no business back ground.

@Stephen Sims I have taught full day classes on Wholesaling and not been able to cover fully what you are inquiring about to be honest. I

I am not saying that there are not opportunities to learn from others and to be honest , I wish I had used a mentor early on to help me out with some of the things I learned the hard way - but none the less, I was able to find and make great investments, without paying thousands of dollars for a course.  

To be quite honest, I get incredibly tired of hearing the comments of "Just suck it and walk away," "They have more money than you and they will spend whatever they need to on their attorneys," "It's not worth it after you count the cost to litigate it" etc etc.

To be honest I had a few doors closed and did not put in the effort to find other solutions to leverage the additional equity, but even that effort would take some time and might not meet my timeline when locking down this property.This effort that I am trying is my first effort outside the standard approach. 

The private loan is based upon many risk factors such as the honesty of the borrower, the experience, knowledge and ability of the borrower, the value of the property, the ability of the lender to correctly value the property, and the legal framework of the state and Federal government regarding secured loans.For the person who puts his money in the bank, at 1%, can get his money back anytime with no hassle, problems etc.  

I love the interaction, honesty, and networking that happens here.
