Even though the streamlined isess paperwork it’s still pretty annoying and So i don’t think the streamlined is worth the extra headache but the full 203k absolutely is because you are making much bigger changes to a property and can more drastically force appreciation.

If you don't trust your inspector, then find one you do trust, but you're going WAY overboard with this not just with expense, but with annoying the crap out of your seller.

If the existing building really can't (or shouldn't) be saved, then the value of the lot should be that of a comparable lot, minus the demo costs.When comping to other lots, be sure to include size, utilities, zoning, location, views, surrounding attractions / annoyances, etc.You'll maximize the value if you get some of the permitting out of the way before selling.

Depending on the zoning of the plot you could only camp on your plot of land for one night; only with a permit, i have no clue how hard this is to get but im assuming the process would be annoying.
