Has anyone had success using this strategy, as far as getting potential buyers to to sign ncnd and fee agreement, then closing the deal?

All we've needed to to "win" in RE is to not do anything stupid. 

But time and  experience has changed my mind.I am a real estate broker, when new investors ask me that questions, I say "yes", You can never have too much knowledge.As an agent working for a company (keep in mind you don't want to act as an agent), you want to learn the culture, how agents think, what they do and talk about.Don't display how smart you are and how much money you want to make investing in real estate, just listen, go along to get alone.Yes you will have an opportunity to to access the MLS, that's a good thing.Do this with MLS:program MLS to follow listings in neighborhoods you are interested insearch for commercial properties, active and expiredkeep track of expired listing in the systemmake offers on expired listingsdon't try to compete with agents in the office for listings or sales -- REMEMBER you are an investor, do not work for pennies!

Do you have any resources I could go to to further educate myself?

We are looking at 2 additional properties right now - one is another pure investment property, the other would be a true second home (lake home) that will not be rented.We have a broker that is willing to to a cross-utilization on the 2 additional properties (making 4 total).

her is something if you want to get great deals work with the wholesaler give the criteria and walk through with them if you help them and can help and show them what they need and need to to you have molded someone who will latter come to you with the deals you want and if you take there deal you will have someone who will com to you first every time

I just literally don't let myself obsess anymore I just do what I need to to keep things moving :)Good luck!!

Who should I speak to to work the kinks out if we go through w/ this, a real estae lawyer? 

Or if the roof is high enough to allow for it you could just have a concrete contractor bring in fill to to bring the 2nd garage floor up to height and cap it with a new slab that matches the first garage.
