In my neck of the woods the Marshal will not lift a finger to assist in the physical aspect of the eviction but is there to oversee that things go smoothly without violence from either side.These tenants appear to believe that they still have control of the situation. 

I also acquired the tenant which was extremely stressful in the beginning but happens to be the best tenant ever (fingers crossed).

Good news in all of this is we continue to press on and are under contract for a tri-plex FannieMae owned property... inspection is week after next, fingers crossed all goes well.
