@Stephanie Ro,Often, properties languish in the listings because the price does not match the condition of the property.I have a good example near me ... an investor picked up what should have been a sweet deal, but messed up on renovations.

Personally, I find the sweet spot for contractors to be right in that area -- they've got things together enough that they don't need $100 to buy materials to get started on a job, but not so together that they have a front office and a fleet of trucks.

I'm not going to take on that risk.If he had said something like "I bought the property, wasn't really sure what I was going to do with it, then someone gave me a really sweet offer and I took it" then he could get by reporting the flip on Schedule D because the original intent was not blatantly to flip the property.
