Did get rent guarantee program paid and did reimburse for the items that were missed in the home inspection.  

If you want to save on the paperwork just keep a schedule in excel for all the cell phone bills and cut yourself a reimbursment check at the end of each quarter for whatever % you select as business use.

Some property management companies reimburse if you pursue your license too, and of course it would make you more marketable if you stay in the biz.Cheers!

I have used a tenant reimburses me strategy in some cases but it is a pain.

Often, these loans are structured such that the rehabber must have the work done, get it inspected by the lender, and then get reimbursed for the work.

Cleaning and pest control may or may not be considered reimbursable, depending on your lease.  

There is no statute in Georgia that says you'd have to reimburse them for doing this.Gail

The investor can get reimbursed by the bank however they want to work it out between themselves.

Each individual will owns 50% of the house while the cash out money will be reimburse to each proportionally.
