I realized I could never flip after watching some of these shows (i am a buy and hold investor), I don't drive an exotic car, I don't scream at people and I'm not always pushing contractors to work overnight because I have a open house scheduled.These shows are entertainment, just like all reality shows,,they have very little to do with reality,,I think most people not in REI realize they are scripted and made to increase the drama for an audience,,,ever notice how the husband/wives teams nearly get a divorce every week from the fighting,,,

In the central valley we really do not have any harsh weather condition deteriorating the properties, except for sun.This might not sound like a sound plan for everyone but I personally like sfr's, condos and duplexes. 

Hopefully this is my final update (I really hope the drama is behind me).

Now like Mike said if they are low income they are there for a reason and will probably bring some stress and some drama, but hey I mean thats just part of the business right?

With the government pumping so much money out we may not see the drama we were expecting.

Note the payments do drop off in month 60 as the first two notes are paid off but overall this should be a low drama experience and produces a reasonable return over time.Keep in mind that there are risks along the way.

I have some tenant drama from time to time in the fourplex but that's what happens in that price range in my experience.  

I say some because at the end of the day despite all the contracts in the world, emotions might seep in and maybe one friend will want out and then you have to make the harsh decision as to whether they should honor the contract (business is business) or honor the friendship.  

Engelo,I agree that a Pro account is a 100% must, however I would also say it is a little harsh to say you SUCK if you don't upgrade.

I'm looking at Houston at present and would appreciate any suggestions that would point me towards decent rental markets in the area (A-B neighborhoods).Thanks-Harsh
