I suspect you're looking at those surveys put out by NAR and others about the return homeowners get from big improvements. 

But let's assume the survey was conducted with proper statistics methods respected. 

You can colleague me if you want to post that privately.The reason I ask is even if you land a loan at 75% ltv and the lender allows a seller second of 15% you will need 10% 200,000 to do this deal.Actually it will be more as title,survey,appraisal,phase 1 ,site inspection,vapor intrusion survey,and additional lender fees will be in the tens of thousands of dollars to close this out.

Just be cautious.Items a lender may ask for include the following: Your business plan with highlights about the market and need for your project, Proforma showing your land cost and construction costs with your projected income, ALTA/ACSM Title Survey, Title Committment, Phase One Environmental Site Assessment, Geotechnical Report and Construction Plans.
