Elizabeth,Here in Charlotte, I would definitely pass on a deal with these numbers. 

Check out the Queen City REIA (also Run by Vena Jones Cox who runs the Central Ohio group)- great education/training throughout the year and one of the best places to build your real world network.   

update: I ended up buying a queen sofa bed from a local hotel liquidation store.The brand is Kellex Seating with Zen sleeper.
