26 November 2023 | 8 replies
Please note that in some markets realtors are REQUIRED to disclose if virtual staging has been used.Box Brownie did a fantastic job in using appropriately sized furniture for the size of the spaces we had them do per our instructions.Master Bedroom Before: After: Finished Basement Before: After: Finished Living Room (Sorry I don't have a before handy): Overall I was EXTREMELY pleased with Box Brownie's staging of our flip and we will definitely use them again.

Cody Dastrup Best markets to do 100k in rev
8 August 2022 | 38 replies
My last purchase between the Palm Springs / Joshua Tree area was for $800k and $120k remodel and furnishing, will do $220k a year gross rents (I was hoping for more like $300k but the market has changed bigtime, like many). These larger properties have more overhead, I would encourage you to set your sights higher, especially in this market environment of diminishing prices and lower occupancy.Sounds like you have properties that cost $630k purchase (plus some upgrades, furnishings, furniture, etc, expenses) that gross $8k a month.

There were broken water pipes, broken heat pipes, ceiling and floor damage, carpet damage, furniture damage, etc, costs $46,000.If they had hot air heat, they could have turned the water off and drained the lines and would have had little or no damage. We often use a plumber to winterize, they drain the lines and blow out all the lines with compressed air and put RV antifreeze, non toxic in all the drains and toilets.
