Of course, one never knows what tomorrow may bring...Peak season is of course Memorial - Labor Day, but there is also demand in the 'off-season' for mid-term rentals (coast guard, traveling nurses, etc.). 

Move back into our current home maybe 5 years down the road as we make updates and add amenities to it to increase the desirability and income of it, all while stacking other rentals.There is a MTR/STR down the road that does very well, but it's a 2/1 cottage and caters to traveling nurses and couples who want to check out the vineyards. 

I want to rent one to a long term tenant and I want to furnish the other property and rent it to travel nurses or traveling workers.

Some common renters are long vacationers, traveling nurses, people who are having work done on their house that they needed to move out for (ie a water leak happened so the place is getting fixed and it will take a couple months to do all the work). 

It should be from a local to that person's mental health practitioner or physician.

95% of that site is travel nurses and they ALL seem to have a water budget but champagne taste.

Do a search for travel nurses, travel medical professionals, etc.

Adding a twist to this, depending on where you purchase, you could turn your rentals into short-term or executive/traveling nurse rentals to boost the income...provided your willing to self manage.
