I wouldn't do that with any developer though.Like you, I try to minimize my risks whenever possible but, at the end of the day, investing in real estate implies risk taking.

If you want to improve your game there is no better way then having a mentor,peer or "coach" in front of you I mentioned those catch phrases as a warning sign to people who seek out coaches and did not imply it would pertain to you I am sorry if you did not realize my post was more of a general warning and not aimed at you.

I don't understand how that implies I'm trying to break a law rather than see if there are ways that cities allow you exceptions to the rule or to see if there are things in the law I'm misunderstanding. 

This implies a high rent, low vacancy market like San Diego will produce significantly better return with a 1% property than low rent markets with 1% properties.  

This implies if you want positive cash flow in those areas alternate methodologies must be employed.
