Here are some #s I typically use:Insurance: $100-120/month (avg value of $180-250k)Maintenance: 8%Cap ex: 8%Management Fees: 10% (I allocate and self manage) Utilities for SFR: tenant covers electric AND waterUtilities for 2-4 unit: landlord covers water most of the time, separately metered electric on tenant.The market is tough right now and it's tough to make turn-key numbers produce a high cashflow.

Check out this post on the snowball method (it's pretty popular): http://www.daveramsey.com/blog/how-the-debt-snowba...Personally, I would focus on allocating any extra payments I was making entirely to the mortgage with the highest interest rate until it is paid off and repeat with the 2nd highest interest rate mortgage.Hope this helps!

Then work with an experienced LIHTC investor like @Ryan Daniher to get the new 4% tax credits allocated to the property and get an experienced Affordable lender to refinance the property under FHA insured 223(f) PILOT (the program specifically designed for projects with LIHTC).

But as @Erik Estrada says, if you can bundle these into a portfolio, the allocated loan amount can typically be a bit lower (down to $50k or so)
