Any time a tenant decides to not move, regardless of circumstance, you are faced with an eviction process, and it will depend on notice periods and judges moods, and local or state laws, and the cooperation or lack thereof of the tenant.

Let your broker know to tell cooperating agents that they are getting an extra 1% when they bring a tenant.

Not 100% sure on this being the case in CA, but there is an expectation of there being a protocol for cooperating brokers in our market in MN. 

Not worth it to me to gamble in the winter only for it to come out poor because the weather didn't cooperate.

One appraiser has already dropped the case, and the bank is on their second appraiser due to the seller not being cooperative.

(You'll need his cooperation for you to deal with the bank.)

And doing that would enable the listing agent to double dip on the commission, increasing the chance of the agent cooperating with me.
