This is a fundamentally bad bargain.

Retail is approximately equal, Haverhill likely has a slight edge in primary and secondary education, proximity to NH is fundamentally equal, and the age, vintage, and quality of the overall housing stock, I would declare to be neck-and-neck.

My best advice is to do the fundamentals of screening tenants well.

Twenty, twenty-five and thirty year products exist.I don't know where this deal is, but make sure you understand the underlying fundamentals of growth.

That which is difficult to buy is easy to sell or rent and if the governing fundamentals hold in the long term it will also tend to go up in price and rent over time.

I started investing at the age of 18 in stocks and Forex market, I learned tons about technical analysis and fundamentals through the years, and have always been a voracious reader of anything finance related. 

I realize comparing the two is apples and oranges as they are both fundamentally different strategies.

DFW real estate is on fire (strong fundamentals, TONS of new companies moving here, and new house starts not keeping up with people moving here), and low interest rates.
