@Bill Ward good question, hired a licensed contractor that took his sweet time, spent a total of $14,953 for rehab permits etc. plus holding of $9718= $24,671.

Focus on burbs that have modest but well built homes, decent schools, low crime, and easy to work with local govs within ~20 mins of the city.  3/1 and 3/2 are the sweet spot in terms of size.
