Work is located at 281 and 1604 and obviously UTSA is a stretch down 1604 so for my convenience this makes the most sense.

either pay off the mortgage or become the bank.. find a great performing note.. these will make you 8 to 10% but I like free and clear real estate .. some don't like @Thomas S.  .. but when the economy turns those with massive debt and no liquidity get stretched

Two problems here:- it is a stretch at best, and could be construed as something worse- businesses with zero income and substantial expenses are the favorite lunch of the IRSSo, I would not recommend it, generally speaking.
