Why are you monitoring your tenants AC usage and analyzing it against the outside temps?

You can't monitor this 24/7.

And signs that are placed on property stating PRIVATE PROPERTY ACTIVITIES ARE MONITORED. 

Large two story duplexes will be converted into SROs where the owner pays for and monitors all utilities. 

@Brian Crowe, I forgot to mention that some cities will send the property owners a “ghost bill” if you request it so you can monitor if tenants are paying the bills.

At the conclusion of the investigation, it was determined that there was "No Further Action Required" for the property.HOWEVER, the report never referenced or noted the several water monitoring wells located on the property, so I demanded a site investigation and testing.

If I include it here it's self promotion and I get my hands slapped by the playground monitor :)  Oops just noticed it's also on the signature line of every post!!! 

It might be helpful to look into an identity theft monitoring service.

We monitor listings in the vicinity of our properties (even been known to send folks to look as interested tenants) to track the "value" of our offering in the context of our competition and market demands.If both units are in the same location (or even building), perhaps the 2-bedroom is a better fit for the neighbourhood and clientele or has more appealing decor or layout.If one of the bedrooms in the 3 is small, you could try advertising it as a 2-bed plus office and see if you can get $975   (better than sitting empty).
