However if your unit is being advertised for $2400 and their portion of rent plus subsidy is $2000 then of course you can say no on account of insufficient income.This is frustrating because in theory you could be presented with an applicant with zero income other than vouchers and other public assistance,  knowing full well it takes some amount of real cash income to maintain a household.

At least I know the deposit will help cover some of it and at the end of the day, I've stopped them from doing any additional damage by enticing them to move, not to mention I'll be making 4K+ more a year once I find a new tenant.Funny thing is, she tried to scam me and claim she was going to get a room mate from work since she is a single income household so she could afford the rent when I had offered it to her for half way in between what she was paying now and what market rent is.

Or you could say you specialize in renting to members of the military, just so you don't have to deal with the fair housing testers.But, I think that even if you just advertised it as "military housing," I don't see any basis for a legitimate discrimination complaint, since non-military households are not a protected class.Anyway, good luck with your investment.
