One expensive repair/ garbage tenant would smash you too.

As far as other expenses, those are up to you for pro forma assumptions for R&M and CapEx, but I'm not sure why you have garbage in there; Franklin has *free* curbside service, at least at this location ("free" as in already paid for through our RE taxes).We also have the one in Northfield that we'd be willing to sell.

Despite this fact I decided to keep garbage in my name and pay monthly garbage fee.

Refuse = garbage, trash, debris, waste, etc.

The renter and I signed an agreement between the two of us stating that the renter voluntarily handed over the keys, the renter was given adequate time to move out of the home, it also states that we agreed to allow them 48 hours to get the rest of the garbage, junk, tools etc....from the outside of the home.

Also some units have garbage cans next to them, and there is one garbage can next to the curb.
