If for example the SP500 PE average is 30 this year, and drops to 24 next year it would have a dramatic effect on the price of the stock.Conversely if you own real estate you are more inclined to be concerned with the actual cash flow as opposed to the valuation overall because your timeline is much longer (generally).

I think part of the problem falls under the heavy amount of incentives....take those away and I bet production cost will lower dramatically, I wouldn't lower cost if I produced solar in the current situation :-).

The goal is the bump up NOI at some future date thus dramatically increasing the parks value... then you flip it.Never offer for non producing assets like vacant land.

The situation is as follow: (This is a three family home)1) Seller has defaulted on his payments.2) Seller's credit has dropped dramatically.3) Seller wants out the house and is motivated to sell at a very low price he wants to pay the difference of what's owed to the bank 200k.4) The property need serious rehabbing (Electrical, and maybe plumbing).I really want to take a shot at this, but need a way to carry out/ structure this deal.
