@Ken Smith It looks very much like you will have to gear yourself up for "double closing", whereby the Title goes to the person named on the Contract BEFORE it can be re-sold.

It's kind of taking the wind out of my sails that this is so complicated when it seems to me there should be at least some minimum level of absolute facts that could be relied upon to make a decision.

Those things can be good back ups if more direct methods are not working but should not be relied on.All of the above is relevant because you will get a pretty quick idea about whether what you are hoping to do is a likely path to success.
