Thanks for the responses guys, i will continue with my reading, and keep seeking knowledge, the only debt i have, or will have is a truck payment, i am using that along with a credit card to help my credit line, i dont abuse the credit card ( anymore, when i was 18 i maxed it within a month, wont do that again - Good thing it was a 300 dollar limit, but man the interest!

I will be able to fully pay off the properties within 2 years, as I am using money from my job to pay off the loan, not just rental income. 

Rent is $2300 which is high end for me and this is first time I am using a leasing realtor hoping she has more access to highly paid tenants as this SF is near Chicago downtown business center, and close to many hospitals.

I am happy with the broker I am using now and would only want to work with another if I can get better terms. 

My realtor told me the lowest mortgages at the moment are $40k.I am US ARMY, good income, good credit.If you know the Buffalo market you would know why I am asking if I may run into any issues.

I was a bit disappointed thinking that I wouldn't be able to make this work without being forced to buy in areas I don't want to invest in (or put 50% cash down) but I don't think that is the case as long as I am using accurate information.You had mentioned that you were looking at Rochester for an investment.
