The HUD study is much more generic, though by zip or county and considers the local rent rates but does not consider the military rank.The HUD figures come from rent survey where the local HUD administrator surveys landlords to get what the local rents are.

@Josh Quant you can ask the seller to carry a second note for 5-15% this way your down payment would be as low as 5%You can also ask for the seller to pay for the survey/environmental/appraisal.One more place where you can gain is the closing date.

They would look at surveys based on the type of work you are doing and your geographic area, apply different factors, review any agreements you may have with your S-Corporation and decide whether or not the rate you used is reasonable.
