@Rob Grove The snobbish native in me wants to say "No, stay where you are, we don't want anyone else moving here" but really Denver as a freakin awesome (underscored) place to live.

I'm a native Iowan so I understand the desire to move from the great corn state to MN!

There are opportunities in and around Austin...but you need to be ready, able and willing to (1) spend time finding them, (2) have your criteria defined so that you can recognize them when you see them, and (3) be able to react quickly to them. 

As an out of state of investor and a non-native to Chicago I have to dig into more of the facts to make such a long term bet. 

The Forum has been a great resource especially for examples.I chose Lafayette because my partner lives there and I am a LA native.

@Michael AndersonBeing an OC native, i would not go down the path of $800kish investment with limited down payment. just the principal and interest will surpass the monthly revenue in any southern california county at the current interest rates.Bring your savings up to 100k and then start your investing journey locally .

I'm a native Nashvillian - Commercial RE Broker, just picked up a nice little buy/hold residential property via MLS (by accident, really) - looking at more off market opportunities via networking & cold/warm calls.

The other was huge property insulated, impersonal and slow to react to needs of managers and thus tenants waited. 

I'm a native so the prices are... the prices but I too suffered sticker shock when moving from Millbury, MA (out near Worcester) to Newton, MA back in 2013.
