@ K S.If you have 1031 exchanage proceeds (presumably from sale if investment property) that you are looking to invest, you can invest in DSTs that are predetermined or designed to get acquired by a REIT via 721-UpREIT.

I honestly think we are going to hit a market correction sooner rather than later.If you do check out my FB page see the one I posted today from the Globe that says since last year more houses are taking price cuts before selling and more sales are falling through (presumably as buyers realize that paying 10% over list with no contingencies is kinda dumb).

@Alan Langer - Tie up the deal to purchase the equity rather than a price point for the real estate, then work on eliminating the tax lien, presuming this is a Federal Tax lien.Make a list of things that the IRS (again, presuming this is a Federal tax lien) would not want to be associated with and find those problems in this property.

If that same buyer makes many offers and only a small percentage are accepted, presumably because they’re low offers with inferior terms, then how should that be viewed?
