I recommend you not step over a dollar to save a dime.

You try to nickel and dime him to death I guarantee he'll get his nickels and dimes back somehow, and then you'll be here complaining about how bad he was.

Instead of dumping thousands into their units they just drop the rents as the units deteriorate so they do not have to put a dime into them.

Without a business model that proves out benefit for both sides (the business and the customer) and without the ability to execute on it, it's no different than the hundred ideas I have in my head right now or the hundreds of "great" ideas I hear about every day.I've done some angel investing and I've worked with VCs in the past -- I can tell you that great ideas are a dime a dozen.

Not going to comment on this particular deal or the provider, but I have to say that I agree with @Meghan Reed ... if you are an inexperienced investor, you are stepping over dollars locally in CA to try to pick up dimes out of state in Indy.
