Once you buy the property it is officially under new management and you might have to get rid of some of his dirt bag tenants, as a worst case scenario.

I inherited a scum bag tenant that lived in the property for 17 years who destroyed the apartment with all his amazing handywork and stopped paying rent when i told him he couldnt use his apartment as a laundry mat.

Some even have a lovely landscape of broken trash bags.

Like you had a small bag of peanuts and the other kid had a candy bar you loved.

If you have the refi in the bag  then even using CC would work.. but make sure the refi is 100% you dont want to get stuck with worse rates than a HML would charge you.and yes 50k loans are very tough.. 

I would call the zoning dept or building permits but it may let the cat out of the bag.

Being fixed incorrectly is usually more expensive than having to fix a problem.The reason is I have to go in and UNDO a problem versus updating it.I liken it to when I worked on car audio.A guy comes in and I replace a radio that hasn't been touched.Test the wires and install.Another guy comes in and says radio needs work and I had it worked on but it's not working correctly.Go in and pull out 2 bags worth of wires running everywhere and takes me 3 times longer to fix.Does the place have a rodent infestation??

It is not that it is too expensive, you can buy them reasonable, I am just worried about looking like a douche bag, LOL!

It sounds stupid, but my parents neighbor asks all the neighbors to leave their cans in bags in his driveway and he takes them in and makes money every week off of them.
