@Ryan Proffit I am using SmartBnB.

I am used to living with multiple house mates and also feel the nearest multi-family homes would still be too far from my workplace so this is my attempt at the idea of house hacking.I am a little more comfortable with this idea because  I will be living in the unit and as a student myself, I know how much students are willing to pay for a master, living room etc which will hopefully help me analyze deals better. 

The bank I am using would also have done the refi had I wanted to go that route, but the HELOC works better for me at this time.

In most markets I am used to, when you get into the much nicer range, higher purchase price starts to drastically outpace the increases in rent.

I am using Atlas Real Estate Group out of downtown Denver.

I am using 0% credit card now.  

-There are fewer typical apartment complexes than I am used to seeing outside of military bases.

Thanks @Zach Adams We will see how it goes,hopefully I will have some great follow-ups to write about in the future,doesn't appear that I have a ton of competition in the state or maybe have the advantage over them because I am using BP and they are not!!

(yes i prefer business flipping to house flipping lol) I am useful if anyone has accounting questions or needs help with cost control issues.
